The once minimum rent of $5,000 per month for store front lots in Queens has faded. It's now $4,900 or negotiable to keep property owners to keep it renting. More than 300 store fronts have closed for good on Hillside Avenue, Jamaica Avenue and Union Turnpike as well as Queens Blvd spots. Landlords are seeking long term tenants up to 10 years lease for flexible rent. One example is former nail salon at 220-26 Hillside Avenue in Queens Village. The 1,200 square feet with basement with parking lot is open to $4,900 or negotiable.
