Rent is due in June as usual after bills shot down

After several local politicians from both Senate and Assembly drafted bills to cancel rent, all were blocked by both Senate Majority Andrea Stewart Cousins and Assembly Speaker Carl Heastie. However protection for homeowners for mortgage payment delays and property taxes deferral for due course are expected to pass giving small landlords major relief. Another bill, the Emergency Rent Relief Act of 2020 that will provide vouchers to landlords will be voted this week whether to enforce. The voucher is I O U paper for tenants to pay in timely manner to make up the rent if missed during the pandemic. For this, tenants income must be below 80% of area's median income and paying rent over 30% before March 7. If passed, the money will come from federal government around $100 million. Of 5.4 million tenants in NYC, 25% has not paid their rent for April. Under Cuomo's eviction moratorium, tenants have until June 15 to pay all rent or paper works filed in court when eviction starts in August 20th. Cuomo stated a plan will be discussed to resolve if any major issues arise.

Update - The bill passed in the Senate, 39-23 now heading to Assembly.
Second update - Assembly passed 132 to 11.
Now its up to Cuomo to sign.
