NYC Comptroller s Office report shows Little Neck has the highest store front vacancy

For the year 2017, NYC Comptroller's office reported Little Neck had the highest vacancy rate of retail store fronts at 25.85 percent. Followed by Throgs Neck in the Bronx at 17.5%, Rossville, Southern Staten Island at 16.4%, East Elmhurst at 15.96%, New Dorp in Staten Island at 15.68%, Hamilton Heights in Manhattan at 14.89%, Mott Haven in the Bronx at 14.81%, Coney Island at 14.4%, Jamaica, Queens at 14.13% and Elmhurst at 12.5%

The location for Little Neck was Northern Blvd where retail stores in desperate attempt rented to adult video distribution store and massage parlors despite neighborhood complaints. Since then, those retails have left the area.

According to Curbed, The report gives three reasons for the uptick in retail vacancies: the rise of internet shopping (or the Amazon effect); rising rents and higher property taxes; and regulatory hurdles, like the amount of time it takes to get a liquor license or an alteration permit from the Department of Buildings.
