Changing demo and higher rent welcomes newcomers from Bellerose to Floral Park

Long timers on Jericho Turnpike, one stretch from Bellerose to Floral Park are leaving the area while newcomers are making the adjustments with changing demographics to the new city-like feel from suburbs. Many commercial establishments are leaving for good. A major one is Hi-class Pizza. A fixture for 26 years is closing doors for good this Sunday, the last day for all to stop by and say thanks. This is on 246-11 Jericho Turnpike.

Many buildings have been sold to new buyers who have applied for renovations, demolitions, new structures and so on to suit new tenants that's growing in the area to compete with Hillside Avenue retailers. Another one, 246-19 on the corner is also on the market which is mixed retail and residential and the asking price is $1.5 million which is affordable to the newcomers. Another one, 102-114, the entire office unit is on the market and it's only $5 million.

With Belmont Park and the extension with Belmont Village and new hotels sprouting, the area is making the change to newer events coming next summer.
